V 3 Capital Group Acquires Two New Assets Amidst Coronavirus Pandemic

V 3 Capital Group has recently acquired two new assets in Florida. The first, Quail Meadows Commons, is a 50,788 SF shopping center located one mile from Interstate 75 on NW Blichton Road in Ocala, FL. The center is occupied by Publix (dark), an animal hospital, nail salon, and pet groomer.

Mary Ball represented the purchaser, V 3 QM Retail, LLC, an entity owned by V 3 Capital Group. Marc Ozburn with Berkeley Capital Advisors represented the seller.

V 3 Commercial Advisors will handle the leasing at the center through advisors Kim Manson and Jeff Tanner. V 3 Capital Group will professionally manage the property.

“We have a great opportunity to physically improve this asset and expand the leasing efforts at the center. We like the Ocala market and see this as a great compliment to our portfolio,” said Trey Vick, CEO of V 3 Capital Group.

The second deal closed by the V 3 firm is a two-building industrial complex in Melbourne, FL. The 2.35-acre complex comprises a total of 33,200 SF of industrial office/warehouse. It is less than three miles from the intersection of Interstate 95 and Space Coast Parkway and adjacent to the soon to open Ellis Road interchange.

Therese Taylor of V 3 Commercial Advisors represented the buyer, V 3 Dow Road Industrial, LLC, an entity owned by V 3 Capital Group. Mike Moss with Lightle, Beckner, Robinson, Inc. represented the seller.

The complex is currently 100% occupied, with the sale involving a lease-back by the previous owner. Leasing will be handled by V 3 Commercial Advisors through Therese Taylor as vacancies become available. V 3 Capital Group will professionally manage the property.

“The Space Coast is a growth area of the state we have been tracking closely, so we are happy to have made this investment. This asset will provide industrial diversification into V 3 Capital Fund II’s portfolio, and we are looking to take this momentum into beginning V 3 Capital Fund III,” said Vick. These purchases mark the fourth and fifth deals to close out V 3 Capital Fund II’s portfolio. The others including a Winter Park office development, Hunt Club shopping center, and Clermont office building.
